Why book a pre-DA consultation?

Thinking about lodging a Development Application (DA)? Our pre-DA consultation service gives you the chance to meet with Council staff – such as planners, engineers, and heritage officers and get written feedback before you submit your DA.

This service helps you:

  • Understand the DA process
  • Identify and resolve potential issues early
  • Prepare the right information for your DA

How to book

You can book a pre-DA consultation meeting at our Customer Service Centre

Fees depend on your proposal type:

  • $695 - Alterations and additions up to 50% envelope change

  • $1,385 - Dwelling-houses (including alterations and additions greater than 50% envelope change)

  • $3,043 - New residential flat buildings and new commercial buildings.

Fees listed are valid until 30 June 2027.

What to prepare

To help us provide useful feedback you’ll need to submit:

Proposed plans and supporting documents.

Minimum requirement:

  • The Plans and elevations showing alterations or additions (in colour).
  • Draft Statement of Environmental Effects (SEE), including floor space and other numeric calculations.
  • Survey plan (including levels and showing vegetation)

Recommended extras:

  • Site analysis and design response
  • Shadow plans
  • Draft reports (geotechnical, stormwater, traffic, acid sulfate soils) if applicable
  • Preliminary demolition report for full or substantial demolition, if applicable
  • Preliminary statement of heritage impact, if applicable

After your meeting

You’ll receive a letter that:

  • Summarises the meeting
  • Outlines the relevant planning controls
  • Highlights issues to address in your DA.
